Owner builder programs typically offer the potential for 20% equity in your home via the "sweat equity" route. That means you work to create that equity, as owner, acting as your own builder or general contractor in building your home.

| | As an example, you purchase from JumpStart a lot and new home to be built on that lot for $320,000. [example pricing only] On the day you enter into contract for your new home our stated goal is that your home price from JumpStart will be approximately $80,000 less than the lender's appraised value for that home. That $80,000 difference represents the free equity or "found money" that you realize in your home from JumpStart. | |

| | The $80,000 equity in the example above is 25% greater than what was paid for the home, so the name, Advantage 25.
Granted, home prices will vary, property values can change with market conditions and appraised values are at least partly based on an appraiser's subjective opinion of value. However, all things being equal, I'd much rather pay $320,000 for a roughly $400,000 value home than the actual $400,000 ticket price. | | Home Prices All-Inclusive - Our home prices (see House Plans for individual home prices) are one simple, single price (nothing tricky) and include everything except the price of the building lot, any unusual excavation work due to difficult topography or rock, and basements (our price includes the home on a crawl space or slab).
Lot Purchase and Pricing - Lot prices vary depending on lot location (golf front, water view, mountain view or interior lot), but we will build on your lot or use our considerable expertise to find one for you that you can acquire directly at the best negotiated price (we will even help with that). We selected places where we felt the lot prices delivered huge value for the price.
Daylight or Walk-out Basements - If your lot can readily accept a basement (we prefer to do them on slightly sloping lots so that we can create what is called a walk-out or daylight basement) we will do solid poured concrete walls typically allowing for a 10' basement ceiling height. We will also stub in basement plumbing for a future bathroom. Our cost for basements (unfinished) will range, depending on complexity, from approximately $15,000 to $25,000 additional.
Compare and Save - As a general statement, our home prices run fairly consistently in an average range of $110 per living square foot (for the house, all permits and fees, foundation, driveways, sidewalks, decks and patios, all according to our very high standard Features and Specifications - click to see. There are no hidden or extra costs other than as noted above. Compare this to other builders in the same area charging anywhere from $130 to $150 per square foot, typically for a home with fewer meaningful features and lesser quality. Take our challenge. | | | 1. | What if I do not want to build my home in one of JumpStart's selected retirement communities? |

| | If you do not want to build in one of the communities that we have selected for the Advantage 25 program, we probably cannot help you. We are able to deliver our homes to you at such great values, in large part, because we are building multiple homes in the same place. This saves us money on materials, labor, and job supervision. We may be able to accommodate you if your chosen location is within a 10 mile radius of one of our communities, but that would be determined on a case by case basis. | | | 2. | How do I know that one of JumpStart's select retirement communities can be right for me? |

| | As individuals, each of us has our own ideas about what makes for a great place to live. We simply tried to find communities that, in our opinion, already possess what most retirees or future retirees would be looking for in an active retirement community. We limited our search to only places that have a mild, 4 season climate so that year round outdoor activity is possible. We also looked for the communities that represented the most affordable alternative in terms of their locations and community amenities. We focused on amenities such as golf courses, big navigable lakes, mountain views, abundant surrounding nature, conveniences such as medical, shopping, restaurants, entertainment, and we wanted close proximity to major cities and airports. Finally, we placed a high premium also on culture, arts, and education by favoring communities that had a college or university nearby. | | | 3. | Will JumpStart build a home model of my own choosing? |

| | Again, the value that we are able to deliver in each home is based on creating efficiencies in how we do things. By building only our select home models, we are able to build faster and cheaper by utilizing the same materials and same building crews that have become extremely familiar with the intricacies in building our homes. This familiarity translates to less time, fewer mistakes, and much improved costs. | | | 4. | Can I customize the JumpStart home models? |

| | Limited customization of the home models is possible. We offer 4 different interior finish packages and 4 different exterior packages. We made it a point, in all of our packages, to use high quality materials and finishes so that every major upgrade request would be accommodated within our standard materials and finishes. We made sure to have low maintenance exteriors with cultured stone and hardiplank. Inside the homes, we provide hardwood floors, wood cabinetry, granite counters in kitchen and master bath, jetted tub, stainless steel appliances, surround sound wiring and much more. | | | 5. | How can I verify that the JumpStart home prices are not just "too good to be true"? |

| | There are a few ways that you can be assured that our homes are priced well below market prices. We typically build in communities where it is very easy to derive comparable home prices. Lots are roughly the same sizes. Homes tend to be of similar quality. And, there are enough new homes that have sold recently to provide a very good sampling of comparable home sales (the best indicator of home values). There are local realtors working regularly in every one of these communities who can provide you with a reliable comparable market analysis quite easily. | | | 6. | With the overall real estate market being in the doldrums, is this a good time to purchase a new home? |

| | Based on all the negative news that you hear and read about “the real estate market” and failing lenders, you would think not. However, we selected regions of the country and specific retirement communities for a very good reason. We wanted places that would be insulated from what we long ago foresaw as the coming fall in the housing market. There is no such thing as a national real estate market. There are only regional markets and, even within a region, little micro markets that are not so affected by what is happening in the rest of the country. In general, the “hotter” that certain real estate markets were over the past few years (think South Florida, Las Vegas, Phoenix, Orlando, etc) the harder and farther they have fallen. We believe that, with a little of your own investigating, you will find that every one of our communities continues on a reasonable and steady pace with home sales and home price appreciation – even today. And, remember, over the next 10 years there are 88 million retiring Baby Boomers who will be looking to secure their own retirement haven. We think that we put you in the right place at the right time to buy a new home whether it be today, tomorrow, or a few years in the future. No one has a crystal ball when it comes to projecting future home prices, however, it is a very good bet that home values in the places we selected will not just remain steady, but will increase as the demand for these types of communities steadily increases. | | | 7. | How can I finance my home purchase from JumpStart? |

| | JumpStart builds its homes only upon an order for a new home from a specific buyer, much like a custom home builder would. We do not build what are called “spec homes”, homes built on speculation as to whether and when they would sell. As a result, there is a specific loan product generically called an “owner builder home loan” that for several reasons is a perfect match for what we do. Also called in the lending business, construction to permanent loans, owner builder home loans are designed precisely for the situation where a new home is to be built on an identified building lot for a specific individual. We have several recognized national lenders who provide this type of financing, typically for as little as 5% down to qualified buyers. | | | 8. | How long will it take for JumpStart to build my home? |

| | From the day you contract with us to build your home, we should take somewhere in the range of 6 to 9 months to deliver your finished home. This time includes the time to arrange financing, obtain building permits, and to complete all building code inspections. It is fair to say that we build on a fairly fast track. | |

| | | 9. | How do I get started on my possible purchase of a home from JumpStart? |

| | The answer on this one is likely, yes. However, we are careful to select only premium building lots in each community and, because the communities that we work in are all existing communities, we are compelled to limit the number of homes that we can do at any one time. In this sense, the availability may be limited, but we do our best to accommodate your schedule and needs. The best course is to Reserve Now. It creates no obligation, but helps us to establish your place in line as we move forward in each community. | |
